Case Study: How an Overseas Investor Structured a Two-Unit UAE Portfolio Under AED 10M

"A step-by-step breakdown of how a London-based finance professional allocated AED 8.4M across one high-yield ready asset and one prime growth off-plan villa."

The Investor's Profile & Mandate

Our client, a Managing Director at a London investment bank, held AED 8.5M (approx. £1.8M) allocated for international real estate diversification. His goals were two-fold: immediate net rental yield to hedge UK sterling depreciation, combined with meaningful capital growth over a 5-to-7-year horizon without day-to-day operational headaches.

The Strategic Allocation (Barbell Approach)

Rather than committing the entire AED 8.5M into a single trophy apartment in Downtown Dubai (which would yield a moderate 5.5% net with capped capital upside), we designed a Barbell Portfolio Allocation:

Portfolio Breakdown (Total Deployed: AED 8.2M)

Asset 1 (Ready Income Generator): 2-Bedroom in Dubai Marina / JLT (AED 2.8M) — Leased at 7.8% net yield on long-term corporate contract.
Asset 2 (Capital Compounder): 4-Bedroom Villa in The Oasis / Dubai South corridor (AED 5.4M on a phased 70/30 milestone payment plan) — Target 40% capital appreciation on handover.

Tax & Golden Visa Structuring

Because the total asset value exceeded AED 2M with no immediate mortgage encumbrance on the ready unit, our client and his family secured 10-Year UAE Golden Visas within 30 days of closing. The rental income streams from Asset 1 directly service the milestone payments for Asset 2, creating a self-funding investment engine.
